Resumo
Understanding the spatial distribution of urban dwellings is important for
understanding the reproduction of capital in cities, since the location of
citizens in urban space is linked to their purchasing power, employment and
income, in a country where the simple fact of living involves immense
difficulties caused by the process of real estate speculation, has as its genesis
private property. With this, an Urban Geography and the Small Social
Sciences that are destined as Process Complexes in Processes of Residential
Segregation, like Urban Benefits, Infrastructures, Services and Social
Equipments of Collective Formation through Taxes, and Enjoyed of Individual
Form. An end product of the work would be support the neighborhoods
researched in the city to the knowledge to the knowledge of the urban
knowledge of neighborhoods researched in the problem. The cut is very good,
eight neighborhoods geographically located southeast of the urban area, and
were built after the year 2000. The neighborhoods chosen are Estrela, Liz,
Flamboyant, Maria Amélia I, Maria Amélia II, Eldorado, Alvino Albino e Jardim
Colonial. The main factors that lead to this study are the presence of these
neighborhoods in a limited area in relation to other areas / districts of the city,
due to the presence of a federal highway - BR-050 - creating a situation of
high danger to the pedestrians, being constant accidents; the absence of
urban facilities, green areas, squares, sewage network, banking and lottery
agencies, a lot of commerce, among others, which aggravates the process of
segregation of the place. To promote this analysis, it is methodologically
based on three research procedures: Theoretical / bibliographic research,
Documentary Research and Field Research. From the theoretical /
bibliographic research, under the light of Geography, concepts such as: social
actors, real estate speculation, residential segregation and urban accessibility
were addressed. The documentary research was carried out in public
institutions and research and statistical institutions, such as Instituto
Brasileiro de Geografia e Estatística (IBGE), Instituto Mauro Borges (IMB),
Prefeitura Municipal de Catalão and the Plano Diretor (Complementary
Municipal Law n° 3439, 08 de december de 2016) Master Plan
(Complementary Municipal Law n ° 3439, December 08, 2016) cartographic
material and articles of the Federal Constitution of Brazil. As a validation of
the structural deficits, field research was conducted through semi-structured
interviews with four (4) real estate agents working in the research area, and
the application of questionnaires to 40 (forty) residents of the neighborhoods
surveyed, five ) of each neighborhood that compose the space cutout, where
their claims are explained in relation to the absence of urban equipment and
their right to the city. Based on the analysis of the data and information, the
text of this Dissertation brings a critical-analytical reflection on the point of
view of the residents of the researched neighborhoods and investors, that is,
of the city as a place of living and living and as a commodity.
