Abstract

In this study, we explored the impact of LEED certification on the rental value of corporate buildings, emphasizing the importance of factors such as location, property size, additional infrastructure (such as bicycle racks and number of elevators), proximity to public transportation, and the overall building quality rating. Using the methodology established by NBR 14653-2 (2011) for real estate evaluation, we reached a significance level of level III, with a coefficient of determination (R2) of 80%, showing that, in addition to LEED certification, these variables exert influence significant impact on rental prices. The study confirms that the pursuit of sustainability, represented by LEED certification, not only promotes environmentally responsible practices, but also positively impacts the market value of properties, suggesting a direct correlation between investments in sustainability and financial return in the corporate real estate sector. This in-depth analysis contributes to a more detailed understanding of the dynamics of real estate appreciation in a context of growing ecological awareness.
