Resumo

The quality of a building's building systems is crucial for the well-being, comfort and even productivity of its users. In a university, the inefficiency of building maintenance can even compromise the achievement of the institution's objectives, which is to generate knowledge. Considering that the concept of performance has gained prominence in recent years, it is necessary to evaluate construction systems based on the relationship between the performance of the installation and its conservation and maintenance measures, integrating in this analysis all stages of construction. The objective of this work is the elaboration of proposals with guidelines and minimum requirements for the design of projects and receipt of works based on the use of maintenance data in plumbing systems of the Federal University of Goiás buildings. The aim is to map the affected building systems, verify how the availability or lack of labor can relate to maintenance demands and assess how the age of the building, its built-up area and type of use may or may not influence the demands for maintenance of plumbing systems. The research was carried out through the analysis of reports of the institution's building maintenance service orders during the period from 2009 to 2019. Through the survey, it was observed that over the years the advancement of the university's physical structure was accompanied by growth in building maintenance requests on your buildings. Building systems were the object of around 60% of requests over the years, and as of 2016, SPHS were the category with the highest number of requests, with a share of more than 24%. Associated with this, a considerable reduction in labor directly related to plumbing systems was observed. It was observed during the survey that the occurrence of maintenance demands in plumbing systems had a direct relationship with the occupation of buildings. During the period of the SARS-CoV-2 pandemic (covid-19), there was a smaller reduction in maintenance demands related to SPHS than other requests. Buildings with high occupancy and aimed at serving a large university audience were the ones with the highest incidence of maintenance in plumbing systems. There was a high participation of buildings with less than 5 years in the institution's building maintenance. In the comparative evaluation of buildings with different ages, it was observed that buildings considered new or recently opened had a lower performance than buildings with more advanced ages, which raises concern about the quality of project design and execution of works nowadays. It was also verified that the low performance of the new works is related to the use of inadequate quality materials, execution problems and points to the need for improvements in the contracting processes and public works project. With the study, it was also possible to observe that the incidence of defects and failures in plumbing systems of buildings with more advanced age groups result from deficiencies and irregularities in preventive maintenance activities, misuse and natural wear and tear of equipment. Based on the observations made, proposals are presented for criteria to be addressed in the preparation of maintenance plans and guidelines and minimum requirements for design actions, inspection and receipt of works. The propositions carried out in this research support the more careful implementation of maintenance plans by government agencies and also validate actions aimed at improving the phases of project design, execution, inspection and receipt of similar works.
