Abstract

The real estate market is of extreme importance to a country's economy; however, due to its heterogeneous and complex nature, determining property prices is not an easy task. The determination of a property's selling price can be understood as a composition of various variables, such as the physical characteristics of the building, available area, and location, for example. Furthermore, in line with market trends, sustainable features have been implemented in new constructions. However, there are still not many studies that examine the impact of these sustainable variables on property selling prices. Thus, this study aims to determine the analysis of the influence of sustainability indicators on the selling price of residential apartments in Goiânia, Goiás. To do so, the direct comparative method of market data, according to NBR 14653, was used to determine a multiple linear regression. A regression model was obtained, significant at the 1% level, with a determination coefficient of 77.17% for the analyzed database. However, it was observed that most of the initially determined sustainable variables were not considered significant for the model and were therefore removed. Among the sustainable variables, only the presence of solar heating and bicycle parking in buildings proved to be significant and with a sufficient amount of data for the model. Furthermore, it is worth noting the small number of properties with such characteristics, which made it difficult to create a more varied database.
